My architectural objective for all our projects is to create a functional and beautiful design, yet still keep the scope of work minimal and therefore affordable. The following is the typical process that you can expect for the design, documentation and administration work on your architectural project.

EXISTING CONDITIONS: 10% of Full Architectural Service

Building Program: During this first phase of the project we will meet to determine the building program requirements such as types and sizes of both interior and exterior spaces. Also at this time we can begin to discuss your architectural aesthetic interests in order for me to better apply these tastes to the project.

Site Conditions: Here we will investigate existing site and building conditions through both a site visit and a survey review. Examples of these conditions may be neighboring structures, utility locations, sun direction, prevailing breezes as well as all neighborhood and zoning restrictions.

Budget Evaluation: Finally we will try to determine a realistic construction budget estimate in relation to the Building Program and Site Conditions.

SCHEMATIC DESIGN: 20% of Full Architectural Service

Design: We will take the information gathered from the Existing Conditions phase and generate 2-4 architectural designs and present them to you in schematic site and floor plan drawings as well as possibly a schematic model.

Contractors: At this time we should begin to interview general contractors with the successful construction experience of the similar nature to our project.

DESIGN DEVELOPMENT: 15% of Full Architectural Service

From the schematic Design Phase we will develop a final architectural design and present them to you in a more detailed plan and elevation format.

At this time we should determine the contractor(s) we wish to bid on the project.

CONSTRUCTION DOCUMENTS: 35% of Full Architectural Service

When the Design Development drawings are approved we will begin preparing the construction drawings and specifications necessary for final bids. This will include all mechanical, electrical, plumbing and structural drawings. We will continue to meet with you during this CD Phase to determine additional finish and material selections to include in the documents for accurate bidding.

During this phase we will also be preparing documents needed by the chosen contractor for city permitting, most notably the Residential Design and Compatibility Standards (McMansion Ordinance).

BIDDING & NEGOTIATION: 5% of Full Architectural Service

When the Construction Documents are complete, I will assist the selected general contractors in putting together a final bid by clarifying any design or construction issues.

CONSTRUCTION ADMINISTRATION: 15% of Full Architectural Service

Once construction has begun, I will visit the construction site periodically and communicate with you and the contractor about any built or to-be-built issues. After every site visit I will compose a list of construction items that need to be addressed and email them to both you and the contractor.

ADDITIONAL SERVICES

Upon request of the owner we are available to provide additional documentation or consultation for Green Builder Ratings, landscape designers, interior designers or any other consultants.
